Renting out Your Shepherd's Hut:

If you're considering renting out your shepherd's hut for more than 28 days a year, it's important to check whether you need planning permission from your local council. To determine this, you'll need to submit a pre-planning application to seek clarification. However, there is a way to potentially avoid this step altogether by applying for planning exemption through various companies. This process can typically be completed in under a week and allows you to have up to five shepherd's huts.

Personal Use of Your Shepherd's Hut: If your shepherd's hut is situated within your own curtilage and will be used exclusively for personal purposes, planning permission is generally not required. However, to maintain good relations with your neighbors and provide reassurance, you can opt to apply for a 'Certificate of Lawful Use.' This certificate confirms your right to have the shepherd's hut on your land without the need for planning permission.

Do we supply kits? At Pumphrey and Weston, our shepherds huts are meticulously handcrafted by skilled artisans and cannot be 'flat packed.' However, we do offer the option of supplying certain individual components upon request.

How does the plumbing work? When it comes to plumbing your hut, you have a few options. You can connect the hut directly to an existing septic tank or mains drainage system. Alternatively, you can opt to install a new septic tank. If these options are not feasible, you have the choice of a composting toilet adjacent to the hut or a cassette toilet within the hut itself.

How do I connect to power? To power a hut equipped with an electric shower, lighting, electric hob, under sink water heater, and towel rail, you'll require approximately 54 amps of power (12500 Watts). It is advisable to consult with an electrician to determine if this level of power is available in your location. If not, solar power may be a viable solution.

What can our solar kits run? Our standard solar power kit comprises a 100 Watt solar panel, a charge controller, and a 12v leisure battery. This solar kit is designed to power both internal and external lights, as well as USB sockets. Additionally, you have the option to include a 12v pump. If you intend to cook, a double gas hob is available, while a gas boiler is recommended for showering.

What ground works are required for a Shepherd’s hut? For proper installation, it is necessary to provide four sturdy supports, such as sleepers or concrete, beneath each wheel of the hut. Additionally, employing weed control fabric beneath the hut will help prevent weed growth. This fabric can then be covered with chippings. If your hut has an electrical hook-up, you can utilize a junction box positioned under the bed to accommodate your armoured cable.

If the hut needs plumbing, the water will enter the hut under the sink via a 15mm copper pipe (so you will need to have your water source running to this). The waste will exit via a 4” pipe under the shower, (you would connect this up to your sewage).
